Each year, The National Association of Home Builders (NAHB) surveys thousands of home buyers and builders on the most in-demand features in residential construction. The 2021 edition of this study was conducted amid the COVID-19 pandemic and sheds some light on buyer preferences as we look forward to the future of housing. From pocket-patios to pantries to black accents, here are the results.

♦ GENERAL TAKEAWAYS ♦

SIZE & LOCATION
The downsizing trend lasted from 2016-2019. In 2020, the desired home size was flat, but for 2021 it has increased for the first time since 2015. This is due in part to people spending more time at home and wanting more flex space in their floor plan that can have multi-purpose functions: office space, workout space, e-learning, etc. The COVID-19 pandemic has increased the desire for larger homes in outlying suburbs, as opposed to smaller spaces in city limits.

ENTRIES
Entries to the home have become really important. Both the “public entrance” (people want vestibules for packages, front porches, and covered entryways with seating and storage) and the “family entrance” (usually through an attached garage, mud or laundry room where people want space to clean, sanitize and have a protective barrier).

BATHROOMS
The number of desired bathrooms in a home has increased from two to three. Bathrooms are becoming smaller in size, but richer in quality with emphasis on materials & style.

OUTDOOR SPACE
Already trending pre-COVID, outdoor living space is a must-have for many home buyers. The space doesn’t have to be large – “pocket patios” and patches of grass for kids, pets & a breath of fresh air – can add a lot of appeal. With more square footage, the space becomes an extension of the main living area and a safe space to entertain friends.

SPECIALTY SPACES
Laundry rooms, secondary pantries and home offices (with lots of natural light & storage) have continued to rise in popularity due to the pandemic.
