Recently completed, the home is available just in time for the 2019 season, priced at $859,900. Here’s our Q&A with the builders of 7 Madison Street, Bruce and Tom Boghosian of Boghosian Bros, Inc.:
What was the inspiration behind the design of 7 Madison Street?
Boghosian: We wanted to design a home that would have a traditional Saratoga style with a contemporary edge to it.
How would you describe the home’s style/floor plan?
Boghosian: It is a very open floor plan that provides considerable flexibility with the interior design and decor.
What were your priorities in the design of this home?
Boghosian: To provide a comfortable family home that would accommodate guests that will invariably show up for the Saratoga season.
What are some of your favorite features (or rooms) and why?
Boghosian: We really like the second floor master suite, it is an awesome feature for guests! Also the fourth bedroom is a great space, it is bright and full of natural light and could be used for an in home office or other desired space.
High-quality craftsmanship is one of the top-ranking features for Buyers. Can you describe some of the top-quality materials you integrated into the home and why you chose them?
Boghosian: We endeavored to build quality and craftsmanship into the home. For example we used an engineered wood floor system that is stronger than traditional lumber which alleviates potential problems with warping, twisting or squeaking floors. We included 7 foot solid core interior doors for design impact and sound attenuation. The wide plank oak floors are a beautiful feature along with the leathered granite counter top in the kitchen.
The 36 inch Bertazzoni gas range really enhances the appeal of the gourmet kitchen. We also have incorporated receptacles in convenient locations with built-in USB connectors for charging the devices we all use today.
What type of finish is on those beautiful floors?
Boghosian: The floors are a pre-finished wide plank oak with a low gloss finish that provides for a much more natural looking floor.
Does the home have any cost-saving features?
Boghosian: This home is extremely well insulated and air sealed, virtually all of the lighting is LED, the Andersen windows are ENERGY STAR® rated and all of the appliances are ENERGY STAR® rated as well.
What are some potential uses for the flex space above the garage?
Boghosian: The bonus room above the garage may be used for anything from an in-home theater to a teenage getaway, children’s play space or an additional bedroom.
How would you describe the neighborhood vibe?
Boghosian: This is a very convenient, established and safe neighborhood just a short walk from either the track or downtown to Broadway.

Boghosian: Boghosian Bros has been in the construction business for over 40 years and we have applied that experience in creating a quality, trouble free home.
Do you currently have new construction homes for sale in other neighborhoods?
Boghosian: Yes we are currently developing a four lot subdivision in the city with 2,000 square-foot homes on one level. We are targeting the homeowners who want to downsize and have all their living space on one level.
