A New Chapter for a Saratoga Icon: Gaffney’s Sells for $3.5 Million
One of Saratoga Springs’ most familiar and well-loved landmarks is beginning a new era.
The historic Gaffney’s building on Caroline Street has sold for $3.5 million, marking an important milestone for a property that has long been part of everyday life in downtown Saratoga. The transaction was brokered by Dan Roohan of Roohan Realty, who represented both the buyer and the seller.
The property was purchased by an LLC controlled by Scott and Kristine Grodsky, who have already begun repairs and improvements to prepare the building for its next phase. With work underway, Gaffney’s is expected to reopen this spring, bringing activity and life back to one of the city’s most recognizable corners.
More Than a Building
For generations, Gaffney’s has been a place where people came together—locals and seasonal visitors alike. From busy race weekends to casual evenings downtown, it has been an iconic part of Caroline Street and is set to return to its glory once more.
“Gaffney’s is an institution, and a place I spent a lot of time in my twenties,” said Dan Roohan. “It was an honor to help bring this deal together, and I look forward to seeing the lights on and the patio full again.”
