When it comes to selling your home, you want the most for what its worth. When trying to maximize on profit you may feel pressure to spend a significant amount of money on updates. These updates might not be right for you as renovations do not always give you the biggest bang for your buck. Some times in order to increase your home’s value the simple things have the greatest impact. Taking on tasks such as a pre-inspection, painting, and a good cleaning will do wonders to increase the value of your home. We have sat down with a handful of our realtors here at Roohan Realty to hear their expert opinion on what truly adds value to your home that will help keep your wallet full and your headache away.

Pre-Inspection

Home inspections happen after the offer has been accepted but before the house had been purchased so… when it comes down to home inspections things can get sticky. This is where money can be lost and the value of your home can decline due to unforeseen issues, which is especially difficult when you are on a contingency. A pre-inspection can help solidify the value of your home.  You will want todo  this as soon you know you want to sell. Allowing you to capitalize on all of the benefits that come with doing a pre home inspection. These inspections cover: heating/cooling; electric; plumbing; roof; structure; siding; doors; windows; mold and asbestos. This way all of your bases are covered and if there are any issues with your home you will know sooner rather than later. This will help you financially so you can fix these issues over time instead of waiting until its too late to increase the value of your home.

Attend to any deferred maintance

To go along with a pre-inspection, tending to any maintance that you might have been putting off will aid in increasing the value of your home. Examples of these are: sealing your driveway; fixing any damage from pets/kids; clearing up vegetation; water damage; tending to scuffs on the walls/floors; fixing any screen in windows/doors; siding or broken hardware. By tending to the small thing you can make your home look brand new.

Improve curb appeal

The exterior of your house is the first thing that potential home buyers will see AKA the book will be judged by its cover. When it comes to the exterior of your house you can choose to do landscaping yourself or you can hire out to a local landscaper! Nonetheless, this will have a significant impact on the sale of your home. Taking on tasks such as cleaning out the gutter, mulching, trimming overgrown hedges and power washing the exterior will increase the value of your home. Stores like Home Depot and Lowe’s can make things a little bit easier for you as you can rent tools such as a power washer and other landscaping machines!

Clean & depersonalize

Having a squeaky clean interior is just what the realtor ordered to increase the value of your home. You don’t need to hire anyone if you don’t want to however, plan out a day to deep clean your house. Clean your rugs, wash your windows, mop the floor, fluff pillows, dust everywhere and most importantly declutter! You will want to pack up all of your personal home décor and knick-knacks first. As the old saying goes “less is more” when it comes to selling your home. Not only does this make your home all the more desirable, it will also give you a jump start on packing!

Neutral paint

As everything else is fixed and cleaned up, a fresh coat of paint is the cherry on top. Freshly painted interiors and exteriors will increase the value of your home as it gives the appearance of a new build. But remember to keep things neutral, everyone has their own taste, style and existing furniture. Trends come and go but neutrals are timeless. Here are some examples to help you get started:
