In-Town Two Family Home
185 Washington Street, Saratoga Springs, NY 12866
Q & A with Listing Agent Gerard Wise
What are the home’s most valuable features for prospective buyers?
It’s hard to beat this location for a two-family home in Saratoga Springs. It is literally in the middle of all the conveniences that in-town living has to offer. The fantastic restaurants and shops of the Beekman Street Arts District are a block away; Roma’s Deli, Walgreens, and Stewarts are right down the street; Railroad Run, which is part of the Greenbelt Trail, is a few blocks down the road which you can walk/run/bike to the YMCA & The State Park, and of course our lovely downtown is only a short 1/2 mile away. No wonder it is always rented!
How would you describe the home’s style/floor plan?
This is a thoughtfully converted single family Victorian where both units have retained a sense of “feels like home” that is elusive in other two family properties around town. The lower unit is centered around the kitchen/dining area, with a cozy living room in the front and three bedrooms toward the back. The upper unit is laid out more linear, with the kitchen and living space in the back with the bedrooms in the front. Both are incredibly spacious at approximately 1,500 sf, have large closets and plenty of storage space.
Are there any unusual amenities?
What’s unusual about 185 Washington, besides the fact that infamous gangster Arnold Rothstein was married here, is the amount of off street parking. Up to 6 cars stacked can fit in the driveway allowing both units ample daily parking, and room for visitors. Additionally, each unit has two entrances, one in the front and one in the back. The upstairs has a great exterior covered stairwell which doubles as a mud-room for extra storage.
What’s your favorite thing about the property?
You really can’t beat the convenience of this location, and its condition is impeccable. The home has been taken care of, updated accordingly, and presents itself as the quality in-town property that it is. For years this home has served both owner occupants and investor owners well. There is no reason that this will not continue to be the case.
