Full-Circle Success: Historic Waldorf School Transformed into Luxury Condominiums in Saratoga Springs

A beloved Saratoga Springs landmark has officially entered its next chapter, beautifully restored and reimagined as five luxury condominium residences.

In July 2024, our Broker/Owner, Tom Roohan, along with Associate Real Estate Broker, Amy Sutton of our Commercial Services team, represented the sale of the historic Tudor-style Waldorf School building to Bonacio Construction. The property served the community for decades as the Waldorf School and previously as classrooms for Skidmore College. Earlier in its history, the property was owned by the great-grandfather of Tim Mabee, who used it as a horse barn before it was sold to Skidmore.

When the building was sold, the property’s original weathervane was removed and placed into storage. When Tim caught wind, pun intended, of the restoration project, he retrieved the historic weathervane and returned it to the property. Sonny Bonacio enthusiastically accepted the piece and had it reinstalled, restoring a meaningful element of the building’s history.

Rather than demolishing the structure, Bonacio Construction preserved and enhanced its architectural character. Many original elements, including hardwood flooring and exposed beams, remain intact, blending seamlessly with sophisticated modern finishes. The result is a collection of high-end residences featuring impressive ceilings and thoughtfully designed living spaces, located just blocks from the Saratoga Springs Race Course and vibrant downtown.

Completing a full-circle moment for our firm, our agent Carol Raike recently represented the buyer of the first condominium unit, which closed on Friday, February 27 th 2026. From the initial sale of the property to guiding the first homeowner into this restored landmark, our team is proud to have been part of the entire journey.

We extend our sincere thanks to Julie Bonacio of Julie & Co. Realty for her cooperation and vision in restoring this important piece of Saratoga Springs history.
