Fabulous 105 Acre Farm
120 Bogden Road, Broadalbin, NY 12025

120 Bogden R0ad: Q & A with Listing Agent, Darlene Chorman

What are some of this home’s most valuable features?
“Welcome home and bring your horses! This 105 acre farm has 9 fenced pastures, and a beautiful two-story 108′ x 32′ horse barn with a heated tack room, second story hay storage, water and electricity. There are several additional run in barns, a four stall machine shed, two sided saw mill shed, and of course, there is a home and garage. The land can be subdivided and is in an area with newer custom homes if building is more your style. It is located 20 minutes to Saratoga Springs, I87 or I90.”
How would you describe the home’s style or floor plan?
“The original farm home has been completely renovated on the first floor with a large country style kitchen with a pellet stove and lovely views. The master bedroom has french doors and wood floors. Two additional bedrooms, a full bath, dining room, living room with wood floors and an enclosed porch complete the living space. The huge mudroom entry is perfect for farm living, as well as the large laundry room with storage. The second floor has so much potential with 3-4 additional bedrooms and storage. There are new windows, beautiful wood floors and a view of the Great Sacandaga Lake from one of the bedrooms!”
Are there any unusual amenities?
“Did I mention the sugar house? Yes, there are many maple trees on the property, trails throughout for sugaring and horseback riding, snowshoeing and cross country skiing. The sugar house could be converted into another use. There is also a two-story garage with heat and electric. The owners had a Tack Store for several years there but it can be repurposed into a space for an office or whatever else you need.”
What is your favorite thing about this property?
“ It truly is a feeling that embraces you. When I first walked the property, the only snow we had this winter had freshly fallen and sparkled in the blue sky sun making it feel like a slice of heaven. The horses came to greet me snorting and looking for a treat. Wilson, the pot bellied pig, danced around excited for company. Ducks, geese and chickens strutted about and I thought to myself, what a peaceful way to live. The surrounding trails back through the woods are gorgeous and provide tranquility. This is not a drive by property; you must get out in the back, touch the ground and experience what the owners fell in love with when they bought the farm. With so much potential with the buildings, extensive frontage, location and farm house…this is a must see and feel property.”
