County Snapshot*
August saw 281 property transactions (-4% YoY) with a median list price of $279,900 (-2% YoY), a median sale price of $274,900 (-4% YoY) and an average of 46 days on the market (31% increase YoY). The most popular # of bedrooms was three, and the most popular square footage bracket sold was 1,500-2,000 sqft.
Winners
The overall winners in Saratoga County last month were 12020/Ballston Spa, 12866/Saratoga Springs and 12803/South Glens Falls, each ranking as a top performing zip code in two of the four categories we track (detailed below).
12019/Ballston Lake may be an area to watch as there were 26% fewer listings available year-over-year, alongside slight positive improvements in median sale price and sale-to-list price ratio – possibly indicating more demand due to lack of inventory. Ballston Lake homes sold in August did, however, stay on the market longer than those sold during August of 2018.
Number of Listings Sold
The number of listings sold indicates the level of real estate activity in a given zip code. During the month of August, Clifton Park, Saratoga Springs and Ballston Spa had the most real estate transactions close. These cities were also the top three in June and July.
Median Sale Price
The median sale price means that half of the homes sold were lower than that price, and half were higher. Homes in Rexford, Saratoga Springs and Greenfield had the highest median sale prices last month:
Days on Market
Days on Market (“DOM”) is a measure of how long a home takes to sell and helps indicate demand of an area. Homes sold in Stillwater, Edinburg and South Glens Falls had the fastest turnover last month:

The average sale to list price ratio is an indicator of whether homes in an area are selling above, at, or below their asking price. Scores above 100 mean homes sold above asking price; below 100 sold for less than list price. Homes in South Glens Falls, Ballston Lake and Ballston Spa sold closest to their asking price during the month of August:
