“This property is in a desirable location close to downtown Saratoga Springs and all the city’s amenities! For a ranch of this time period, it has nice sized bedrooms, and great living space. The garage was converted into another large living room with heat and A/C.”
How would you describe the home’s style or floor plan?
“This ranch has 3 bedrooms, and 1 and 1/2 baths. The largest of the bedrooms has a big walk-in closet. The third bedroom could be converted into a dining room with ease. The main living room features a large wood burning fireplace. Outside, there is plenty of off street parking where a small garage could be built. The backyard features a nice sized deck, and plenty of space to entertain or to play fetch with Fido. Lastly, the full (dry!) basement has a one year young natural gas furnace.”
Are there any unusual amenities?
“Despite having forced hot air, this house also has cast-iron hot water heat. You can’t find these at your local HVAC distributor, and would be incredibly expensive to recreate! The registers on the wall stay super hot and are super efficient. We are talking about three heat sources here including the wood burning fireplace!”
What’s your favorite thing about the property?
“My favorite thing about 27 Kirby Road is actually the renovated garage. Some people do need the garage for the cold winter months, but having it as an extra large living room is a huge plus. Many ranches feel a little tighter because of the square footage, but to have an extra 400 square footage of living space, it gives you some options. The backyard is great too. It’s all on one level which makes it perfect for a down-sizer or someone just starting out.”
