Multi-Family Success in Schuylerville
10 Unit Apartment Building Sells in 8 Days
Multi-family units are some of the hottest properties in commercial real estate. So when friend of mine – who also owned a multi-family property in Schuylerville – shared that she was having some issues with her with her management company (and been taken advantage of by a tenant), I stepped in to offer some of my commercial expertise.
After thoroughly evaluating her 10 unit apartment building and some comparable commercial properties in the area, I presented my professional opinion of value. The figure was actually double what a residential REALTOR® had quoted her just prior to us meeting. She was elated, and agreed to hire me as her commercial agent.
Within 5 days of the listing going live, we had 33 people interested. (See our video of 22 Church Street)
To satisfy the urgency for so many people to see the building at once, we quickly arranged an event for all potential buyers to tour one of the apartments during a 4 hour window of time. 17 investors showed up and we received 7 offers on the property. My client accepted the winning bid – a full price, cash offer – just 8 days after listing it. She was thrilled. As her friend and commercial REALTOR®, so was I.
Commercial real estate can be complex. Enlisting the expertise of a licensed real estate agent who specializes in commercial sales will make the entire process more manageable and even more profitable. There were several factors that contributed to making 22 Church Street’s outcome such a success, and in this case, the Seller was one of them… thank you for your business (and especially for Yelping about it)!!!
From all of us at Roohan Realty, congratulations on the sale of your property 🙂
